400 Central Signs Dynasty Financial Partners as Tenant for Entire Office Portion of 400 Central – 45,000 Square Feet of Class-A Office Space

St. Petersburg – June 24, 2025 – John Catsimatidis Sr., founder of the New York-based Red Apple Group and principal of the company sponsoring the development of 400 Central is pleased to announce a lease with Dynasty Financial Partners for all of the office space at 400 Central. The Dynasty Financial Partners lease comprises the entirety of the approximately 45,000 square feet of Class-A office space at 400 Central, a mixed- use development in downtown St. Petersburg. This placement in the core of downtown St. Petersburg ranks among the largest office space leases in the city’s recent history.

“We are thrilled to welcome Dynasty Financial Partners to our building,” Mr. Catsimatidis said. “400 Central is a historic address, having served as the cornerstone of finance and commerce in St. Petersburg for generations. Dynasty’s presence will honor that history and help us to build an even brighter future for downtown St. Pete.” Dynasty will occupy the full floor office portion of the building which will be built out with a custom interior design. Occupancy is expected in 2026. With floor-to-ceiling windows, the office space includes a dedicated
office lobby, a unique private rooftop terrace, high ceilings and state-of-the-art technology and data access; all overlooking the vibrant Central Avenue shopping and entertainment corridor.

This new lease ranks among the largest new office space transactions in recent St. Petersburg history. Dynasty Financial Partners, which was founded in 2010, relocated to St. Petersburg from New York City in 2019. In that announcement, Dynasty CEO, President and Founder Shirl Penney cited St. Petersburg’s “young, vibrant, and incredibly diverse community” and called the Sunshine City “a standout on all fronts.”

The Residences at 400 Central is a mixed-use development that occupies a full city block along the Central Avenue corridor. When complete, the 46-story building will include 301 luxury condominium homes, plus ground-floor retail and restaurants and Class A office space. The exclusive Sky Observatory on the 46th floor offers residents the opportunity to enjoy views from the highest point in St. Petersburg.

With construction of the building continuing at a rapid pace, the Residences at 400 Central development is scheduled to begin welcoming the first rounds of condominium residents before the end of this year.
